These Terms of Use govern access to and use of karastephens.ca. This is the personal real estate marketing website of Kara Stephens, REALTOR®, who is licensed through RE/MAX Kelowna. Real estate services are provided through the brokerage and are subject to applicable laws, professional rules, brokerage policies, disclosures, and written agreements.
By using the public portions of this website, you agree to these terms. MLS® listing content is also subject to the separate listing-content agreement presented before you access the listings section. If you do not agree with the applicable terms, please do not use that part of the website.
Kara’s role and the brokerage
This website promotes Kara’s services as a real estate professional. It is not a separate real estate brokerage. If you become a client, the applicable service agreement is with the brokerage, and the brokerage may designate Kara to provide services to you. Any signed service agreement, disclosure, listing agreement, contract of purchase and sale, or other transaction document takes precedence over these website terms where the documents address the same subject.
General information, not professional advice
Website content is provided for general information and convenience. It may help you begin a conversation, but it is not legal, financial, tax, mortgage, insurance, appraisal, inspection, engineering, environmental, planning, or other professional advice. Do not rely on general website content as a substitute for advice about your property, finances, objectives, or circumstances.
Market commentary, comparative market information, property-value discussions, affordability examples, and similar content are estimates or opinions only unless expressly confirmed otherwise in a signed written agreement. They are not appraisals, guarantees of value, lender commitments, or predictions of a future sale price or market result.
Website content is not an offer or contract
No property information, price, description, availability, estimate, opinion, invitation to contact Kara, or other website content constitutes an offer, promise, representation, warranty, service agreement, or contract. A real estate transaction is created only through an applicable written agreement signed by the relevant parties.
No agency relationship from website use
Viewing the website, receiving general factual information, submitting a form, completing a questionnaire, requesting a showing, or communicating with Kara does not by itself create a client, agency, fiduciary, or representation relationship. Please do not provide confidential information until Kara has confirmed whom she represents and any required BCFSA disclosure has been provided.
A representation relationship will arise only when it is established in accordance with applicable law and professional requirements. If you already have a service agreement or agency relationship with another real estate professional or brokerage, please disclose that before requesting real estate services from Kara. This website does not cancel, replace, or alter an existing agreement.
Listing, property, and neighbourhood information
Real estate information changes frequently and may be delayed, incomplete, or supplied by third parties. A listing shown on the website may have been changed, conditionally sold, sold, withdrawn, expired, or otherwise become unavailable. Photographs and descriptions may not reflect a property’s current condition.
Before making a decision, independently verify all material information with appropriate sources and professionals. This includes price, availability, measurements, lot lines, title, taxes, zoning, permitted uses, building permits, rental restrictions, strata records, insurance, utilities, environmental conditions, school catchments, transit, neighbourhood information, and the physical condition of a property. Measurements and areas may be approximate.
MLS® and CREA listing-content terms
This website is operated by Kara Stephens, REALTOR®, a member of The Canadian Real Estate Association (CREA). Access to MLS® listing content is also subject to the listing-content agreement presented before access to that section.
When you accept that agreement and access imported DDF® listings, the website records the listing identifier, DDF® destination identifier, a View event, a random browser identifier, and referring page for CREA’s required listing measurement. This required listing measurement is separate from optional Google Analytics and HubSpot tracking. More detail is provided in the Privacy Policy and Cookie Policy.
The information contained on this site is based in whole or in part on information that is provided by members of The Canadian Real Estate Association (CREA), who are responsible for its accuracy. CREA reproduces and distributes this information as a service for its members and assumes no responsibility for its accuracy.

Submitting an inquiry does not subscribe you to marketing messages. Newsletter and promotional communications require the consent presented with the applicable signup. You may unsubscribe from those communications at any time. Email and website forms are not guaranteed to be secure, immediate, or error-free, so do not use them for urgent matters or send confidential financial, identity, or transaction documents unless Kara has provided an appropriate method.
Third-party professionals, services, and links
The website may link to or use third-party websites, maps, listings, reports, tools, or services. Kara does not control their availability, content, accuracy, security, accessibility, or privacy practices. A link or reference does not necessarily mean that Kara or the brokerage endorses the third party.
You are responsible for independently evaluating any lawyer, notary, mortgage professional, inspector, contractor, insurer, or other service provider. Unless expressly agreed in writing, Kara and the brokerage do not guarantee a third party’s work. Any referral remuneration or other benefit that must be disclosed will be addressed in accordance with applicable requirements.
Permitted use
You may use the public portions of this website for lawful, personal, and non-commercial purposes. You may not interfere with the website, attempt unauthorized access, introduce malicious code, misuse forms, impersonate another person, infringe intellectual property or privacy rights, or collect listing or website content through scraping, automated extraction, or similar means.
Intellectual property
Except for MLS® listing content and identified third-party materials, website content is owned by or licensed to Kara Stephens and is protected by applicable intellectual property laws. No right to reproduce, distribute, publish, adapt, or commercially use that content is granted without written permission.
Website availability and responsibility

If any provision is found unenforceable, the remaining provisions continue to apply. A failure to enforce a provision on one occasion is not a waiver of the right to enforce it later.
